How the ROI is computed
recoup % = added home value ÷ project cost
We use the latest Remodeling Magazine "Cost vs Value" benchmarks for typical recoup rates. Most renovations recoup 50-75% at resale; almost none recoup over 100%. The ones that do (minor kitchen, garage door replacement, exterior touch-ups) are the small visible upgrades, not the big custom builds.
Two views in the calculator: resale value (what the market will pay back) and personal-use value (years × annual benefit-to-you). Most kitchens fail the resale test and pass the personal-use test if you'll live there 10+ years.
